When we bought our current home, I assumed that as long as there was a smoke alarm somewhere, we were compliant. It turns out, New Zealand’s fire safety regulations for residential smoke alarms are very clear—and they are stricter than many homeowners realise.

Here’s a breakdown of what you need to know about smoke alarms nz and your legal responsibilities.

 


 

The Basics

Under the NZ Building Code and Residential Tenancies (Smoke Alarms and Insulation) Regulations 2016:

  • All homes must have working smoke alarms.

  • They must be located within three metres of each bedroom door.

  • Alarms must be installed on every storey of a home containing a sleeping area.

  • New or replacement alarms must be photoelectric and long-life (sealed) battery powered, or hardwired into the mains power.

 


 

Rental Properties

If you are a landlord:

  • You are responsible for installing working, compliant smoke alarms at the start of every tenancy.

  • Alarms must be replaced within 10 years of manufacture or earlier if faulty.

  • Tenants are responsible for replacing batteries in older-style removable-battery alarms (but long-life alarms are preferred).

We made sure the rental we manage is fully upgraded, using sealed photoelectric alarms interconnected throughout the house.

 


 

New Builds and Major Renovations

Newly built homes and major renovations must comply with NZ Building Code clauses related to fire safety. This often means installing hardwired, interconnected alarms.

If you are doing a big renovation, talk to your builder early to ensure your smoke alarm setup will meet legal and insurance requirements.
